When Is It Time To Swap Out Your Residential Roof?

Once upon a time, your roof was the envy of the neighborhood, but today the story is different. It seems like you are always fixing one thing or another.

Like all things, there comes a time when you need to change your roof. Failure to do so at the right time will end up costing more. Your roof will start leaking, causing damage to your walls ceiling and foundation.

You will also incur high energy bills as air will enter and leave freely through your roof.

So, how do you know it's time to replace your roof?

Old Age

Every roof has a lifespan and if yours is nearing its end, it's time to start budgeting for a new one. Most roofs are made of asphalt or fiberglass shingles. Asphalt shingle roofs will typically last 20-30 years.

Curling Shingles

Old age and prolonged exposure to the elements will make your shingles to curl at the edges or to sag in the middle. It's time to replace your roof.

Cracked Shingles

A few cracked shingles are nothing to worry about as they can easily be replaced. However, if the problem is spread all through the roof, then it may be time to get a new roof.

Missing shingles could also be a sign that your roof is on a downward spiral.


If you are finding more and more granules in your gutter, your roof is in real trouble. It is these same granules that are supposed to protect the roof from UV rays and keep away water.

Once they are gone, your roof becomes exposed to excessive heat and rain; it's just a matter of time before it succumbs.

Home Inspection

If you have inspected your roof and are still unsure whether you need to replace it, call a home

inspector or an expert roofer. They can usually tell how old the roof is and will advise on how much time it has left.

You're Neighbors

Your houses were probably built around the same time. If most of your neighbors are replacing their roofs, you most likely need to replace yours as well.


Also look at your roof. Is it faded? Have you replaced so many shingles so that your roof is beginning to look like a patchwork quilt?
